How it works

A disciplined 7-step process

From discovery meeting to final handover — every renovation follows the same structured workflow.

01

Discovery Meeting

We visit your property, discuss your vision, priorities and budget — no obligation, no pressure.

02

Scope & Design

Detailed scope of works prepared, 3D visuals for key areas, and material recommendations within your budget.

03

Fixed-Price Contract

Each trade follows the correct sequence — wet trades first (tiling, plumbing), then dry (gypsum, carpentry, electrical), then finishing.

Why Caretakers

The details that separate a good renovation from a great one

Sequence, communication and accountability. Every day, every trade, every decision documented.

One Contract, All Trades

Tiling, carpentry, electrical, plumbing, gypsum and painting — managed by one project manager under one contract. No subcontractor chaos.

Fixed-Price Guarantee

The price in your contract is the price you pay. No variation orders, no surprise invoices. Changes are quoted and approved before proceeding.

Sequence Management

Trades arrive in the correct order, on the correct day. No plumber cutting through new tiling. No painter arriving before gypsum is done.

Questions

Renovation FAQ

How much does home renovation cost in Dubai?+

All prices include materials, labour and project management. A written fixed-price quote is always provided after a free site visit.

How long does a full renovation take?+

A bathroom renovation takes 10–14 days, a kitchen 2–3 weeks, a full 2-BR apartment 4–6 weeks, and a full villa 8–16 weeks. Timeline depends on scope, material lead times and the number of trades involved. We provide a detailed project schedule before starting.

Do you manage all trades or do I need to hire separately?+

We manage the complete project — demolition, tiling, gypsum, carpentry, electrical, plumbing, painting and snagging. One project manager coordinates every trade so you deal with one point of contact, one contract and one invoice.

Can I choose my own materials and finishes?+

Yes — you choose the tiles, paint colours, cabinet finishes, sanitary ware and fixtures. We provide a curated shortlist within your budget and take you to Dubai's major showrooms and suppliers. Alternatively, you supply your own materials and we install them.

Do you renovate while tenants are in the property?+

We prefer to work in vacant properties for speed and safety, but we do carry out partial renovations (e.g., one bathroom at a time) while tenants remain. We agree a detailed programme in advance to minimise disruption.

Do you handle the building NOC or permit?+

For structural changes (removing load-bearing walls, changing openings) we advise on the permit process and can assist with DM or Trakhees applications. For cosmetic renovations — tiling, gypsum, carpentry, painting — no permit is required in most Dubai residential buildings.

Can you renovate a rental property between tenancies?+

Yes — many of our clients are landlords who renovate between tenancies. We are experienced in fast-turnaround renovations designed to maximise rental value and minimise void period.

Do you offer a fixed-price contract?+

Yes — every renovation is priced on a fixed-price basis. The contract lists every item, trade and material. There are no variation orders unless you request a change to the scope in writing. The price you sign is the price you pay.

Do you work evenings, weekends and public holidays?+

Yes. We work seven days a week from 8am to 8pm, including weekends, and we take evening and public-holiday call-outs.

What areas of Dubai do you cover?+

All of Dubai — Marina, Downtown, JVC, Business Bay, Palm Jumeirah, Jumeirah, Al Barsha, Deira, Bur Dubai, Mirdif, Arabian Ranches, Dubai Hills and more. We also cover Sharjah.
