How Often to Service Your AC in Dubai

Technician servicing a split AC indoor unit in a Dubai apartment

Service your AC at least twice a year in Dubai: once before summer, around April to May, and once after it, around October to November. During the hottest months, wash or replace the filters every month. Units that run almost non-stop, or sit in dusty areas, can need a service every three months.

That is the short answer. The rest of this guide explains why Dubai is harder on air conditioners than most places, what a proper service covers, and how to tell when your unit cannot wait for its next scheduled visit.

How often should you service your AC in Dubai?

Twice a year is the baseline

Most AC units in Dubai run for many months a year, often day and night. Dust, humidity and heat all work on the filter, the coil and the drain line. A service before summer gets the unit ready for its heaviest workload. A service after summer removes what the season left behind before small problems turn into repairs.

When to service more often

Book extra visits if any of these apply to your property:

Your home or shop is near construction, where fine dust clogs filters and coils much faster. You have pets, which put hair into the filter and the airflow path. You run several units, or ducted and VRF systems, where a fault in one part affects the whole system. The unit is more than eight years old and has already needed repairs. The property is a short-let or a busy office with high occupancy, so the AC rarely rests.

Filters need attention every month in summer

The filter is the part you can check yourself. In the hot months, look at it every four weeks. If you can see a layer of dust, wash it or replace it. A blocked filter is the most common reason for weak cooling.

What does a proper AC service include?

A proper service is more than a quick wipe. For a typical split unit, expect the technician to inspect the unit and its controls, wash the filters, clean the evaporator coil and the outdoor condenser, flush the drain line, check the electrical connections and the capacitor, test the refrigerant pressure, and give you a written report of what they found.

Ask for that report. It tells you the condition of the unit, flags parts that are wearing out, and gives you a record to show your landlord or the next technician.

What happens if you skip servicing in Dubai?

Skipped servicing rarely fails quietly. A dirty filter and coil force the compressor to work harder for less cooling, which pushes up your electricity use. A blocked drain line sends water back into the unit, and it then drips onto your wall or ceiling. A coil that cannot exchange heat properly can freeze over. Eventually the weakest part gives up, and it tends to happen in July or August, when every AC company in the city is busiest and waiting times are longest.

Signs your AC needs a service now

Do not wait for the next scheduled visit if you notice any of these: air that is weak or not as cold as it used to be, water dripping from the indoor unit, a musty or sour smell when it starts, ice on the pipes or the unit, unusual rattling or buzzing, the unit switching itself off or tripping the breaker, or an electricity bill that rises with no change in how you use the AC.

Can you service the AC yourself?

Some of it, yes. You can wash the filters, keep plants and storage clear of the outdoor unit, and wipe the grilles. You should leave the rest to a technician: opening the unit, cleaning the coil with the right products, flushing drains, working on electrical parts and handling refrigerant. Modern units use refrigerants such as R32 and R410A, and checking or topping up the gas needs the right gauges and training. Doing it wrongly can damage the compressor.

Who pays for AC servicing, the tenant or the landlord?

It depends on your tenancy contract, so read yours. Many contracts make the tenant responsible for routine servicing and the landlord responsible for major repairs or replacing the unit, but the wording varies. Whoever pays, keep the written service report. It shows the unit was looked after, which helps if there is a dispute about a fault.

Quick answers

Is servicing the AC before summer worth it?

Yes. Finding a weak capacitor, a blocked drain or a dirty coil in April is easier and cheaper to deal with than finding it during a heatwave, when the unit is under the most strain.

Does servicing reduce the electricity bill?

A clean unit does not have to work as hard to cool the same room, so it can use less power. How much you save depends on the unit, its age and how dirty it was, so be wary of anyone who promises an exact figure.

Do you service every brand and type of AC?

Caretakers Technical Services services all major brands and handles split, cassette, ducted and VRF systems across Dubai.

How much does an AC service cost?

It depends on the number of units, the type of system, the condition it is in and access to the outdoor unit. We give a written fixed-price quote after we know the details of your job.
