The most reliable early signs of a hidden water leak are an unexplained rise in your DEWA water bill, a water meter that keeps moving when every tap is off, damp or discoloured patches on walls and ceilings, peeling paint, a musty smell, and tiles that sound hollow or start to lift. If you see one of these, switch off the water at the main stopcock if the leak is active, keep electricity away from wet areas, take photos, and call a plumber.
This guide covers how to confirm a leak in about a minute, what to do first, where leaks usually start in Dubai apartments and villas, and what a proper repair involves.
What are the signs of a hidden water leak?
Hidden leaks leave clues long before water appears on the floor. Look for a water bill that is higher than normal for no clear reason, damp, stained or bubbling patches on a wall or ceiling, paint that peels or blisters, a musty or earthy smell in a room or cupboard, warped skirting or flooring, tiles that loosen or sound hollow, mould forming in corners, and the sound of running water when nothing is in use.
Ceiling stains in an apartment are worth taking seriously. The water may come from the unit above, from a pipe inside the ceiling void, or from your own AC drain.
How can you test for a leak in one minute?
Use your water meter. Turn off every tap and appliance in the home, so that nothing is using water. Look at your meter and note the reading, or watch the small dial. If the dial or the digits are moving, water is escaping somewhere in the pipework. If you wait 15 to 30 minutes and the reading has changed, that confirms it.
A toilet can leak silently too. Put a few drops of food colouring in the cistern and do not flush. If colour shows in the bowl after about 15 minutes, the flush valve is leaking and wasting water.
What should you do first?
Act in this order. If water is flowing, close the main stopcock or the isolation valve for that area. If water is near sockets, appliances or the consumer unit, switch off the electricity for that part of the home and do not touch anything electrical while wet. Move furniture, rugs and valuables out of the way. Photograph and film the damage, with dates, because you may need it for your landlord, building management or insurer. Then tell your landlord or building management, especially in an apartment, since a leak can reach the unit below. Finally, call a plumber to find the source.
Do not open walls or ceilings yourself. It can spread the damage, and in a tower it may be building management's job to approve work.
Where do hidden leaks usually start?
Most hidden leaks come from a handful of places. Flexible hoses under sinks and behind toilets age and split. Shower trays, bathroom floors and walls leak when grout, silicone or waterproofing fails. Concealed pipes in walls and floors corrode or have a weak joint. Toilet cisterns and flush valves leak into the bowl. Water heaters and their connections drip as they age. And AC condensate drains block and overflow, which looks like a plumbing leak but is actually an AC problem. If the water appears under or near an AC unit, read our guide on how often to service your AC and have the drain checked.
How is a hidden leak found and fixed?
A plumber starts by isolating sections of the system and pressure testing pipework to find which line is losing water. Moisture readings on walls and floors then narrow down the location. Depending on the situation, the plumber may use other detection tools, so that only a small area needs to be opened, not a whole wall.
Once the source is repaired, the area must dry out fully. Then the finishes come back: the wall or floor is closed up, tiles are re-set, and paint is redone. This is where many people end up coordinating three trades. Caretakers Technical Services has plumbing, tiling and painting under one team, so the same company can stop the leak and restore what it damaged.
How can you prevent hidden leaks?
Replace flexible hoses every few years before they fail, check silicone and grout in bathrooms and re-seal when it cracks, look under sinks and behind toilets regularly, keep an eye on your bill and meter, and keep your AC drains clear with regular servicing.
Quick answers
Why is my DEWA water bill suddenly high?
A leak is one of the most common causes, along with a change in use such as guests, a new appliance or a garden irrigation change. Run the meter test above to separate the two.
Is a damp ceiling always a plumbing leak?
No. It can come from the unit above, a roof or balcony, a pipe in the ceiling, or an AC condensate line. A technician needs to find the source before any repair, otherwise the stain comes back.
Who is responsible for a leak in a rented apartment?
It depends on where the leak starts and on your tenancy contract. Report it to your landlord or building management straight away, with photos. Do not wait, because delay lets the damage spread and can complicate the question of who pays.
How much does leak detection and repair cost?
It depends on how hard the leak is to find, how much needs to be opened, and what must be restored afterwards. We give a written fixed-price quote once we know the details of your job.
